Hello! I'm Angela Tosoki, a certify home stager with a passion of making properties FOR SALE (and for Rent) to stand out from the crowed in the market, and to highlight their potentials and best features to the target group.
Being quite new but enthusiastic in the home staging and property industry, I specialise in staging average size (1-4 bedroom) and type of RESIDENTIAL properties for sale (and for rent as well).

My journey in home staging began in 2022 when I first heard about it, and I knew straight away, this was the profession what I was looking for so long within the property industry. Since then, I have become a professional certified home stager (via an 8 months course with MSP Home Staging Academy, Budapest (Hungary)).

At www.angeliquehomestaging.co.uk my mission is to show every aspect, benefit and use of home staging, making it an investment (instead of an expenditure) to my clients. I believe in every Home Staging effort (time, energy and money-wise) adds extra value to a selling property, what buyers appreciate more by paying higher price. It is also a big help to find the appropriate and best buyer of each property, and I'm dedicated to show and put in place these efforts to my clients. What is it for?

Preparing the property for sale to the target group. Stage the property in a way to highlight and enhance its best features and showing all its potentials and advantages for potential buyers.

We can’t sell a property the way we live in it. We have to make them attractive and inviting for potential buyers. This personal consultation is about to discuss and explain what changes and tasks need to be done in that certain property to make the property stand out from the crowed.

What does it include

  • 30 minutes FREE telephone consultation: finding out how I can help to the client and if we can work together.
  • Questionnaire:  shows the client’s expectation, motivation and that how much they keen to spend and do (in terms of money, time and effort/energy-wise) for selling the property. Questionnaire picture

Who is it for?

Best value for investors, realtors and property developers, home owners who wants take the best out of their VACANT property and want to sell it for the fastest way for the highest possible price. This for someone who needs expert advice and planning, but happy to do the staging itself physically according to my well-prepared, expert plannings.

What is it for?

Showing the function of each and every room with furnishings and other staging materials (such as decorations, rugs, carpets, lights, curtains etc).

Only 4 people out of 100 can see the possibilities in spaces. We have to show the remaining 96 of them, what each rooms know and what are their functions. Home staging is a marketing tool and a profession of this.

  • 30 minutes FREE telephone consultation: which shows how I can help to the client and if we can work together.

This is for planning the staging itself and also doing the staging physically by myself and my team to the whole property.

  • Acquisition and procurement: dealing with purchasing or hiring staging materials and deliveries.
  • The physical staging of the property: instead of the landlord doing the staging I do it for them.
  • Listing the selling prices of the staging materials: If the client chooses to buy them instead of hiring them, then the costs of staging materials are not lost by selling the property. Investors can use it to their next projects or can offer them to the buyer to purchase them partially or whole (in a separate contract), so they can get extra profit. Offering staging materials to the buyers (with extra price) is an additional marketing tool and service for selling properties.

Who is it for:

Best value for non-professional sellers who want to sell the property on their own (without a professional estate agent), and for investors who wants to be sure every professional step and selling process are done for a fast selling of their properties, for selling them for the highest possible asking price.

What is it for?

For faster selling, we need professional materials to support it. We have to secure the quality of the professional staging in every possible way.

Including:

  • Professional photo-shoot:

The first impression of a staged property is the most important by catching potential buyers’ attention. Home staging only works with professional photos. Photographs and selling materials (such as the advertisement text and the way they are listed) are the first selling points, what the buyers first meet with. Although I am not doing the photography, but I know how professional photos of a property for sale must look like (there are many wrong professional property photos in the market). I can organise professional photoshoot with a professional photographer (one is found among my partner).

  • Selling materials and marketing tasks:

Although I don’t have qualifications to sell the property, but I have knowledge how professional marketing materials must look like. From advertisement text through advertisement methods for the sale itself.

  • Useful tips and advice about the viewing/selling process: staging itself can represent the property in the best possible way. However, it is still very important to present appropriately during advertising and real live viewing too. I can give some advice, help and assistance to do so.

DE-STAGING: (FOR EXISTING CLIENTS ONLY)

Who is it for?

Home owners and sellers who sold their property without the staging materials, or not all the materials.

Best value for VACANT HOMES, which fully staged with purchased or hired staging materials, where no or not all staging materials were sold to the buyer. (Only for properties staged by Angelique Home Staging)

What is it for?

Upon successful selling of the property organizing and distributing the removal of all staging materials.

Including:

  • assembling furniture
  • packing all the staging materials
  • distributing and managing delivery
  • any other de-staging processes

 

Price:

£250-£500 (depends of the quantity of materials) + de-staging cost (paid and negotiated in advance)

RE-STAGING:

Who is it for?

Best value for Investors, realtors, property developers and property business owners, who has multiplied properties, and having more than one staging project with me.

What is it for:

Upon successful selling of a property, replacing the staging materials to another staging project WITH ANGELIQUE HOME STAGING.

Including:

  • To moving and replacing staging materials from one property to another
  • Changing staging materials where required
  • Removing unnecessary staging materials
  • Any other de-staging process

GARDEN STAGING:

Who is it for?

Home owners, whose house with garden is physically staged by me.

What is it for:

Where a garden belongs to the staged house, then garden also must be staged. If it is very basic, plain and small garden. Then no additional cost.

Otherwise, additional price for garden staging is added.

Including:

  • Beyond staging the house, garden staging is planned well ahead (with the property)
  • Creating “to-do list”, “shopping list”, mood-board and consignment list as well

About me: I am Angela Tosoki, a certified Home Stager, founder and owner of www.angeliquehomestaging.co.uk. Originally from Hungary, but have been living and working in the UK since 2007. I come from the NHS with an IT/admin background for over 15 years. I meet with home staging in 2022, started to learn it in 2023 and making it as a career in 2024.

What I Do: I am a certified Home Stager, specialised mainly in average type and size of residential properties for sale (sometimes for rent) OCCUPIED and VACANT as well.

  

How and why did I become a home stager?

I met home staging the first time in 2022. I know straight away that this was my dream job I was looking for. I was always sure to work with properties, but just didn’t know what exactly. I made many property courses where they persuade us to buy properties below market value, and to sell them above market value without doing any improvement, and not to add any value of it, just because it is simple doesn’t worth, (now I exactly know this is not true, but the opposite).

Becoming an estate agent was also not my goal, as even nowadays there are many under-presented properties on the market what I couldn’t honestly represent.

And then Home Staging crossed my path. The main reason I was looking for to work with properties: to get the best out of properties and presenting all their beauty and showing the unique opportunities they have. Also, to use every property and their function for what they are really for.

Why to choose me as a home stager?

I moved at least 23 times in my adulthood. I was 23 times a tenant, a buyer, an owner and a landlady. I know exactly each party’s demands, and because of this I can place myself in the shoes of other participants in this market.

My knowledge is neither from social media nor only from school: I have practical experiences through many life-situation. I moved together with someone and moved them apart. I lived in HMO with many flat mates, and there was time when I also had room-mates as well. I lived alone, and also with my partner. I lived with my family (and others’) and with small children too. I know every life situation has different demands, and magazines’ designed spaces can’t always provide exact and suitable solution - despite being beautiful.

My goal is to make selling properties harmonious and comfortable, as well as to attract attentions, while satisfying everyone’s needs. You either want to sell it fast, or sell it at the highest possible price (maybe both?).

As a home stager my main goal is to make properties for sale (and for rent) standing out from the crowed in the market, to make it more attractive and inviting for potential buyers already in the photos too, and creating an impression of a cosy home where they feel at home. My Mission:

My mission is to make sure that home staging is an investment to my clients and NOT an expenditure. As well as making every property to find their best buyer to the fastest possible way to the highest possible price, to meet as many buyers’ expectation and fulfil as much buyer satisfaction as possible.

What is home staging?

It’s a PROFESSION and a MARKETING TOOL:

  • Preparing properties for sale
  • Preparing them to show and highlight their potentials and best features for potential buyers
  • Making the first impressions effective to make the property more attractive and inviting to potential buyers

 

LIVING IN A PROPERTY IS NOT THE SAME AS SELLING IT.

The way as we live in a property is not suitable for selling it.

Living in a home is all about us. We have to stage the selling property for the sake of potential buyers’ expectations. They must see themselves and their living-space in it, we have to show them (by staging) how they can live into that property.

 

If it is an OCCUPIED home:  we have to hide all the characteristics about ourselves (=depersonalize), and have to show all the features and advantage what the property owns to our target group. It requires planning, market research, preparing, certain time, effort and money.

 

If it is a VACANT home: we have to show the functions of each room with furnishings, decorations and other staging materials. We have to create a cosy idyllic atmosphere, where potential buyer can envision themselves into the space.

 

ONLY 4 OUT OF 100 PEOPLE SEE THE OPPORTUNITIES IN SPACES. WE HAVE TO SHOW THEM TO THE REMAINING 96 people.
